1. Property Inspection Internal and external, as well as scheduled capital improvement inspections will be conducted on the property.

A thorough review of current service contracts will be performed. Comparative bids from other vendors will be considered when necessary, ensuring competitive price without sacrificing service or quality.

3. Energy Conservation Audit
Energy efficiency assessments will be performed on the heating/cooling systems, inclusive of water and electrical systems to determine changes that will impact the efficiency of the building.

4. Property Tax Audit
An assessment of your tax obligation will be completed to determine if a reduction is warranted.

5. Tenant Retention Audit
Tenant files will be reviewed to ensure quality occupancy. This aids in maintaining good tenants, determining future customer service products, and the marketability of your units. Green Tree Management operates in accordance with federal, state and municipal fair housing laws.

6. Maintenance Audit
A review of the current maintenance plan will be completed to determine the safe and effective daily operating system for your property. Where applicable, we will determine if value added elements can be implemented to yield cost savings. Effective maintenance plans are crucial to high performing properties.

7. Rent Roll Audit
Monthly rent roll audits will be completed to determine who is compliant and to determine improvements to the collection process, where appropriate.

8. Lease Review
A complete and accurate review of resident leases will be conducted and determine future renewals. Where appropriate, compliance issues will be addressed in a timely manner to ensure valid lease terms.

9. Insurance Risk Audit
Current insurance policy coverage levels will be reviewed to determine if you have adequate coverage based on your portfolio. We will seek better coverage terms for a lesser premium, if warranted.

10. Investor Report
Quarterly investors reports will be completed to track the enhancements we have initiated, determine future work scope, present rent roll and occupancy performance, and maintenance scheduling.
